Running or phantom-flushing toilets
Usually a worn flapper or fill valve, sometimes a cracked flush valve seat. A five-minute fix if we catch it before the water bill does.
Failing valves and fixtures
Shutoffs that won't fully close, faucets that won't hold temperature, valves seized from age or hard-water buildup.
Water pressure that dropped off
Could be scale narrowing a supply line, a failing pressure regulator, or a leak elsewhere in the system. We isolate which one before recommending a fix.
