The housing stock here is old enough that it changes the job before we ever knock on the door.

Most of Rocklin, Whitney Ranch, Stanford Ranch, the neighborhoods around Sierra College Boulevard, was built from the mid-1990s through the 2010s. That means copper and PEX supply lines from day one, and standard-depth PVC sewer laterals instead of clay. What fails here isn't the pipe material itself; it's builder-grade fixtures, water heaters sized for the plan rather than the actual household, and pressure regulators that were never great to begin with.

A handful of pockets, especially closer to the historic quarry area near Old Town Rocklin, have older homes that behave more like Roseville's original core. But the overwhelming majority of our Rocklin calls are newer-construction issues: a tank water heater undersized for a family that's grown since move-in, or a slab leak from a supply line that was never properly protected during the original pour.

The 40-gallon tank installed at construction ran fine for a two-person household and struggled once three teenagers moved through the same bathroom schedule. A mysteriously high water bill led to a leak-detection visit. We isolated the leak to a short section under the kitchen slab using pressure testing rather than guessing where to jackhammer, which kept the repair to a single small access point instead of tearing up the whole floor.

Construction debris, eleven years later, finally caught up with the line.

A slow main-line drain traced back to leftover construction debris, likely mortar or drywall mud, that had been slowly narrowing the pipe since the home was built. We cleared it and recommended a camera follow-up if it recurs, since debris like this can leave a rough interior surface prone to future buildup.
