The city. Citrus Heights has been its own incorporated city since 1997, so permits route through the City of Citrus Heights Building Division rather than Sacramento County. Some homeowners still expect to call the county out of habit; we handle the city paperwork directly either way.

A routine pre-sale inspection turned up a cast-iron transition section that had corroded to less than half its original wall thickness. It hadn't failed yet, but it was close. We recommended a targeted section replacement rather than a full lateral job, since the clay pipe on either side tested sound.

The original tank was original to the house, installed sometime in the early 1980s and running on borrowed time. We sized a tankless unit for Sacramento's hard water from the start, with the descaling schedule set before we left. Tankless installs are quoted in writing after a free estimate here.

A kitchen line slow enough to back up during dishwashing turned out to be a straightforward grease buildup, no root intrusion, no offset joint. We cleared it in one visit and gave the homeowner a heads-up on what to watch for before it's worth a camera.
