Folsom

The Quality & Integrity You Expect

About 25 minutes out. Historic Old Folsom and the newer planned communities each need different attention.

What's actually under these houses.

The housing stock here is old enough that it changes the job before we ever knock on the door.

Folsom, like Roseville, is really two different housing stocks. Old Folsom, the streets around Sutter Street and the historic district, dates back to the Gold Rush era with homes that have been through multiple plumbing generations already. The newer communities, Empire Ranch and Broadstone among them, were built from the 1990s through the 2010s and run standard copper or PEX from the start.

Folsom Lake and the American River corridor mean a lot of mature landscaping throughout the city, old and new sections alike, which keeps root intrusion a factor even in newer-construction sewer laterals if they're shallow or close to established trees. Tankless conversions are common across both eras of housing, for different reasons: aging tanks in the old core, undersized builder-grade units in the newer subdivisions.

Folsom questions we hear most.

About 25 minutes out, whether the job is in Old Folsom or one of the newer subdivisions.

Genuinely two housing stocks. Old Folsom, around Sutter Street and the historic district, dates back to the Gold Rush era with homes that have been through multiple plumbing generations already. Empire Ranch and Broadstone were built from the 1990s through the 2010s and run standard copper or PEX from the start.

Sometimes, yes. Folsom Lake and the American River corridor mean a lot of mature landscaping throughout the city, old and new sections alike, which keeps root intrusion a factor even in newer-construction sewer laterals if they're shallow or close to established trees.

Folsom is an incorporated city with its own Building Division, so permits go through the City of Folsom, not Sacramento County. Historic-district properties occasionally have additional review steps depending on the specific work, which we flag upfront when it applies.

Recent work in Folsom.

Three jobs from the last few months, close to home in the most literal sense.

A new tankless water heater mounted on an interior wall, lines dressed and labeled

Tankless install · a Broadstone-area home

A recirculation upgrade solved a long-standing complaint.

The homeowners had lived with a long wait for hot water at the primary bathroom since move-in. A tankless unit with recirculation solved it in the same visit as the swap. Tankless installs are quoted in writing after a free estimate with recirculation setup priced separately depending on the existing loop.

A sewer camera monitor showing pipe conditions during an inspection

Sewer line replacement · near Old Folsom

A Gold Rush-era lateral, finally replaced after a century of service.

A property near the historic district had a sewer lateral old enough that its exact age was genuinely uncertain. Repeated backups and a camera inspection showing multiple failure points made replacement the honest recommendation rather than another round of patching. Sewer replacements are quoted in writing after a free estimate.

Fresh copper repipe lines run clean along an interior wall

Drain cleaning · an Empire Ranch home

Construction-era debris, cleared from a line that was otherwise sound.

A slow main line in a home built in the early 2000s traced to leftover construction debris rather than any structural issue with the pipe itself. Cleared in one visit, with a camera follow-up recommended only if it recurs.

What Folsom says.

Our historic home's sewer line was probably close to a hundred years old. Time for a real fix, not another patch.

Fixed the hot water wait we'd complained about for three years, same visit as the tankless swap.
