Lincoln is a genuinely split market. Historic Downtown Lincoln has homes dating back over a century, with the same mixed-era plumbing history you'd find in Auburn or Placerville. Then there's Sun City Lincoln Hills, one of the largest active-adult communities in the region, built almost entirely from the late 1990s through the 2010s with standard modern materials throughout.
The two markets call us for almost entirely different reasons. Downtown Lincoln properties need the same careful, diagnose-first approach as any century-old home. Sun City properties are newer, but with an older resident population that tends to catch issues early and prioritize preventive maintenance, tankless conversions and scheduled descaling especially, over waiting for something to fail outright.
